Redundant barns near Bridgerule, Devon.
We were tasked with how to develop a derelict farmyard set in a stunning location. However the barns were not sited to take advantage of the views. We first obtained permitted development approval to develop the barns via a Class Q application. We then followed this up with a full planning application that provided a much more attractive high quality proposal that involved demolishing the barns and building new houses relocated in a position that overlooked the stunning distant coastal views. This was a great example of having to navigate planning policy and working with the planning officer to unlock the value of a site.
Replace a mobile home with a new dwelling house, near Marhamchurch, Cornwall
Sounds impossible? The key was that this mobile home had been in situ for over 10 years. So we first obtained a retrospective certificate of lawfulness. We then demonstrated that this mobile home was actually a permanent structure and in doing so obtained full planning permission to demolish it and rebuild a beautiful new bungalow.
Removing a holiday let restriction on a dwelling, Devon/Cornwall borders
A complex area that can take time and patience, building a case that allows a holiday letting restriction to be removed required obtaining a signed statutory declaration, gathering supporting documentation such as historic council tax records, historic holiday letting data and putting all the pieces together.

The client wished to create a granny annexe. Barrio provided a full suite of services including architect drawings, ecology impact, a supporting planning statement and liaised with the planning officer to ensure a successful outcome.
Farm Diversification, North Devon
Multi generational farming family tasked Barrio with monetising the potential of the barns to diversify away from dairy farming. Barrio provided several options after extensive site surveys taking into account woodland and fisheries potential. A multi phase project that will extend well into 2024 Barrio initially succeeded in delivering permitted development rights via Class Q for converting 2 barns into dwelling houses. Phase 2 and Phase 3 planning continues to maximise the potential of the farm.
House extension, North Cornwall
Existing barn conversion, the client wanted more habitable space. The main challenge was that the location was open countryside. So Barrio worked closely with the planning officer and through several iterations developed a sympathetic design appropriate for the sensitive environment.
